In February 2025, Chicago’s housing market remained active and diverse, with a total of 4,008 homes sold citywide. This steady pace of home sales reflects a resilient market, even as prices vary widely between neighborhoods. From the upscale condos of the Near North Side to the more affordable single-family homes on the South and West Sides, each ZIP code tells its own story of real estate activity and community appeal.

Downtown Chicago saw robust movement, especially in the Near North Side. ZIP code 60611 (Near North Side) led the entire city with 279 homes sold, at a median price of $415,000. Nearby, 60610 (Near North Side, Near West Side) recorded 137 sales, with a median price of $410,000. In the Loop, prices varied dramatically—60603 (Loop) stood out with a median sale price of $724,800, despite just 5 homes sold, indicating luxury properties in limited supply.

Lakefront neighborhoods remained highly desirable. 60614 (Lincoln Park, Logan Square) boasted a median price of $727,500 with 201 homes sold, while 60657 (Lakeview, North Center) wasn’t far behind with 194 sales and a median of $604,250. In contrast, 60626 (Rogers Park) offered more affordable options at $235,000 median price for 87 homes sold.

The West Side presented a wide range of activity. 60622 (Humboldt Park, Logan Square, Near North Side) reported 174 homes sold at a strong median of $614,500, while 60647 (Hermosa, Humboldt Park, Logan Square) matched that number of sales with an even higher median of $657,000. 60618 (Avondale, Irving Park, North Center) also stood out with 168 homes sold at a median of $578,250.

On the South Side, affordability and volume were key themes. 60628 (Pullman, Roseland, Washington Heights) saw 145 homes sold at a median of $179,000, while 60620 (Auburn Gresham, Beverly, Chatham) logged 131 sales with a median of $215,000. 60617 (Avalon Park, Calumet Heights, East Side) also saw high activity, with 121 homes sold at $188,500 median.

Notable affordability was also found in 60636 (Chicago Lawn, West Englewood) with a median price of $156,000 for 69 homes sold, making it one of the city’s most accessible ZIP codes for buyers. Meanwhile, 60655 (Beverly, Morgan Park, Mount Greenwood) offered a mid-range option with 36 homes sold at a median of $296,000.

Neighborhoods with strong community roots also held steady. 60634 (Belmont Cragin, Dunning, Montclare) recorded 127 sales with a median of $370,000, and 60643 (Beverly, Morgan Park, Washington Heights) posted 98 sales at $243,000.
