Washington D.C. Median Home Sale Price and Annual Change by ZIP Code – March 2025

Washington DC’s housing market in March 2025 is marked by a tale of two cities: high-end areas continue to thrive, while many other neighborhoods are experiencing moderate to sharp price corrections. 

In March 2025, Washington DC’s housing market displayed a cooling trend, with a majority of ZIP codes seeing year-over-year declines in median home sale prices. According to Zillow data, only 6 of the 22 ZIP codes analyzed posted annual price increases, while the remaining areas faced either stagnation or notable decreases.

Among the few areas bucking the downward trend were some of the city’s most affluent neighborhoods. ZIP code 20016 (which includes parts of American University Park and Spring Valley) led the city with a 3% annual price increase, pushing its median sale price to $1,180,157. Similarly, 20007 (home to Georgetown) rose by 2.9%, with a median price of $1,265,046.
 

 

Areas of Decline

Conversely, the steepest annual declines were observed in more affordable neighborhoods. ZIP code 20032 (Congress Heights) saw the most significant drop at -4.2%, bringing its median price down to $344,760. Other notable decreases occurred in:

  • 20017 (Brookland): -4.1% ($557,711)
  • 20011 (Petworth, Brightwood): -4.0% ($650,571)
  • 20018 (Woodridge, Langdon): -3.7% ($576,320)
  • 20020 (Anacostia): -3.7% ($384,761)
  • 20019 (Deanwood): -3.5% ($373,837)

These declines may be influenced by shifting buyer preferences, rising interest rates, or affordability concerns, particularly in neighborhoods that had previously seen rapid price increases in recent years.

Some centrally located ZIP codes, such as 20009 (Adams Morgan) and 20005 (Logan Circle), either held steady or showed only slight changes, indicating a more balanced supply-demand dynamic.
