Number of Housing Units Added by Community District — New York City, 2024

New York City’s landscape is continuously evolving, with the addition of new housing units shaping its diverse neighborhoods.

New York City saw a significant surge in housing production in 2024, with approximately 33,974 new homes completed citywide – the highest number since 1965. Brooklyn led the boroughs with the most completed units, followed by Queens, the Bronx, Manhattan, and Staten Island. However, the number of new housing permits issued in 2024 decreased compared to the previous year, indicating a potential slowdown in the immediate future pipeline of new construction.

While most housing growth comes from new construction, redeveloping and repurposing existing buildings also impact the total supply. Unit counts can rise through conversions, subdivisions, or enlargements, and fall through demolitions or unit combinations. These changes affect the net gain or loss in housing units.

According to the NYC.gov data, Community District 301 in Queens saw the largest net increase in housing units in 2024, with 3,498 new homes added. This district generally encompasses the Astoria and Long Island City areas, which have seen significant residential development in recent years due to their waterfront access, transit connectivity, and proximity to Manhattan.

Following closely behind is Community District 402 in the Bronx, which added 2,485 net housing units. This district includes areas like Mott Haven and Port Morris, which are undergoing significant revitalization and new construction.

Other community districts with notable increases in housing units in 2024 include:

  • Community District 401 in the Bronx: 1,962 new units. This includes areas such as Melrose and Morrisania.
  • Community District 305 in Queens: 1,883 new units. Note that while the data lists this district, it’s important to clarify neighborhood boundaries. For instance, Maspeth is located in Queens Community District 5, not 305.
  • Community District 302 in Queens: 1,711 new units. This likely includes parts of Astoria and Woodside.
  • Community District 104 in Queens: 1,364 new units. This district covers areas like Corona and East Elmhurst.
  • Community District 207 in Brooklyn: 1,499 new units. This encompasses neighborhoods such as Bushwick.
  • Community District 412 in the Bronx: 1,499 new units. This includes areas like Soundview and Castle Hill.
  • Community District 205 in Brooklyn: 1,552 new units. This district includes areas like East New York.
  • Community District 208 in Brooklyn: 1,548 new units. This covers Prospect Heights and Crown Heights North.

# It’s important to note that the provided data represents net changes, meaning it accounts for both newly added units and any units that may have been lost due to demolition or other factors.
