San Francisco Home Values by ZIP Code: Median Prices and Yearly Change – May 2025

The median home value in San Francisco, CA is $1,295,237, reflecting a 0.6% increase over the past year. Homes typically go pending in about 15 days.

In May 2025, San Francisco’s real estate market showed a mixed performance across its ZIP codes, with home values rising in some neighborhoods while dipping in others. According to recent Zillow Home Value Index data, median home values ranged from under $900,000 in select areas to over $2.1 million in the city’s most expensive neighborhoods.

Neighborhoods With the Strongest Growth

A handful of ZIP codes saw noticeable appreciation over the past year. Leading the pack:

  • 94123 (Marina District): Median home value reached $2,100,130, marking a 3.0% increase — the highest annual growth in the city.
  • 94116 (Outer Sunset): Rose 2.4% to $1,473,873, continuing its upward trend.
  • 94122 (Inner Sunset) and 94114 (Castro/Noe Valley) followed closely, both posting 2.1% gains.
  • 94127 (West of Twin Peaks) and 94104 (Financial District South) also performed well, with 1.2% and 1.9% increases, respectively.

These areas, mostly west and central San Francisco, suggest strong demand for family-friendly neighborhoods with larger homes and good transit access.

Price Declines Across Eastern and Central ZIPs

Several neighborhoods saw declines in home values, particularly in eastern and downtown ZIP codes:

  • 94501 (Alameda) had the sharpest drop at -3.0%, with a median value of $1,143,757.
  • 94103 (SoMa) dropped 3.8%, to $789,053.
  • 94014 (Daly City) and 94015 (South San Francisco) fell -2.6% and -2.1%, respectively.
  • 94102 (Tenderloin/Civic Center) and 94107 (Potrero Hill) were also down by over 2%.

These declines suggest cooling demand in denser, more urban parts of the city, possibly influenced by remote work trends, safety concerns, or inventory shifts.

Most and Least Expensive ZIP Codes

The most expensive ZIP in San Francisco remains 94123 (Marina District) with a median home value of $2.1 million, followed by:

  • 94118 (Inner Richmond) – $1.91 million
  • 94127 (West of Twin Peaks) – $1.78 million
  • 94114 (Castro/Noe Valley) – $1.71 million

On the other end, more affordable areas included:

  • 94124 (Bayview) – $897,623
  • 94102 (Tenderloin/Civic Center) – $709,336
  • 94014 (Daly City) – $1,030,217

These areas may offer opportunities for buyers looking for lower entry points into the San Francisco market.
