Using the latest IRS Adjusted Gross Income (AGI) data, Zillow’s 2025 Home Value Index (ZHVI), and local assessor figures, we identified the 30 richest suburbs and neighborhoods in the United States, ranked by median household income and median home value.
Below is the full list of 30 affluent communities, including their estimated 2025 household incomes, typical home values, and concentration of millionaire households.
The Geography of Millionaire Density
While income is one measure of wealth, millionaire household density offers a deeper look at true affluence. According to IRS and Wealth-X estimates:
- In Atherton, CA, nearly 4 in 10 households are millionaires.
- Fisher Island, FL, has fewer than 500 residents — but the highest millionaire share in the nation (~35%).
- Short Hills, NJ, and Scarsdale, NY, lead the East Coast suburbs with over 20% millionaire households.

This ranking combines:

Top-coded Census values (>$250,000) were replaced with realistic income estimates derived from IRS and Bloomberg/SmartAsset ZIP-level analysis to reflect true affluence.
